Core Plus Strategy

The “core plus” strategy involves acquiring properties with predictable cash flow within strong locations that require limited amounts of capital expenditure in the form of enhancement or the mitigation of other risks to strengthen future net operating income.

 

    • Product Types: Multifamily & Mixed-use
    • Minimum Transaction Size: ≥$1m*
    • Hold Period: ~1-10 years*

Value-Add Strategy

The “value-add” strategy involves acquiring properties that are not operating to their full potential due to occupancy rates, below market rent, or lackluster management. Ways in which we can accomplish this are Physical improvements of the asset for higher future cash flow, a change in management, lease-up, re-capitilization, workouts/debt restructuring.

 

    • Product Types: Multifamily & Mixed-use
    • Minimum Transaction Size: ≥$1m*
    • Hold Period: ~3-7 years*

    • Detailed rent roll for the last 12 months
    • Year to date income and expense statement
    • Site Plan
